The City Centre is also known as the CBD or Central Business District, which is the economic heart of Auckland. The CBD is one of the most densely developed places in New Zealand, with many commercial and some residential developments packed into a small space. It is bounded on the North by Waitematā Harbour, east by Parnell, southeast by Grafton, south by Mount Eden, southwest by Newton, west by Freemans Bay and northwest by Viaduct Harbour. Due to their proximity to the CBD, the waterfront, and multiple hotels, restaurants, pubs, bars, clubs, recreation centres., the Central suburbs are the most expensive suburbs in Auckland, with an average property price between $1.5M to $2M. These suburbs are mostly inhabited by people who have been living in Auckland for a long time. The CBD area only has apartments, which is often occupied by students (as tenants) or white-collar executives (owners). More info. On Auckland Central here.
